LAB-VERIFIED TESTING

SAME-DAY SCHEDULING

Here is something worth knowing before you book anything. Mold spores exist in outdoor air everywhere. A test that finds some mold is not unusual or alarming on its own. What actually matters is whether your indoor levels are meaningfully higher than an outdoor baseline taken at the same visit. That comparison is the entire point of a real test, and it is why we always take one.

Air Sampling vs Surface Sampling

Air Sampling

Uses a cassette that draws in a measured volume of air, checking what is actually suspended in the air you are breathing. It is the right call when you have symptoms or a musty smell but no visible growth.

Surface Sampling

A swab of the specific spot in question. Confirms whether that spot is mold and identifies the type. Most Miami testing jobs use both, plus the outdoor control sample.

Why the Outdoor Control Sample Matters

No one can honestly call something mold just by eyeballing it, and no lab result means much in isolation. We always pull a sample from outside the property, usually near the front or back door, at the same visit. If your indoor air sample comes back close to that outdoor number, that is a home with normal background levels. If it is meaningfully higher, that is the signal something indoors is actually generating spores, not just background air doing what background air does everywhere.

How Results Work

1

Sample Sent to an Accredited Lab

Not graded in house, not eyeballed by us. Sent out the same day it is collected.

2

Results Back in a Few Business Days

Most results return within a few business days of the lab receiving the sample.

3

Plain-Language Report

What type, what concentration, and how your indoor numbers compare to the outdoor control.

Testing vs Just an Inspection

If you can already see the growth, a visual inspection alone often covers it. Testing earns its cost when you need documented lab proof, for a real estate deal, an insurance claim, a landlord dispute, or a condo board’s records, or when there is a musty smell or symptoms with no visible cause. See what a full inspection covers on our home page.

What It Actually Costs

We give you a price based on your property’s size and what you are seeing before we schedule anything, not after we have already shown up.

Licensed, Insured, and Answerable to the State of Florida

Florida requires a state issued Mold Assessor license for anyone evaluating mold growth over 10 square feet, separate from general contractor or home inspector licensing. That is not marketing language, it is a real, checkable credential. Our license number is posted on this site and you can verify it yourself anytime through Florida’s DBPR license lookup at MyFloridaLicense.com. We would rather you check than take our word for it.

State-Licensed

Mold Assessor licensed by the State of Florida, verifiable through MyFloridaLicense.com.

Insured

We carry insurance so you are covered if anything goes wrong during a visit, not just our word that we do.

Independent

We inspect and test. We do not perform remediation ourselves, so there is no upsell built into the report.

Frequently Asked Questions

Do I need testing or just an inspection?

If you can already see the growth, an inspection alone usually covers it. Testing adds documented, lab verified proof when you need something in writing.

How fast are results?

Typically a few business days from an accredited lab.

Is some mold in my results normal?

Yes. See the outdoor control sample explanation above. The comparison to outdoor levels is what tells you whether there is an actual problem, not the raw presence of any mold at all.

Will you push me toward remediation if you find something?

We do offer mold remediation if it turns out you need it, but that is a separate conversation after you have your results. If it is a smaller, DIY-eligible spot, our mold removal guide covers what you can safely handle yourself. The report is the same either way, and it is your call what to do with it.
