Mold Inspection Service Areas: Miami-Dade County
We cover the City of Miami and the surrounding Miami-Dade communities, with same-day scheduling in most areas. Book a mold inspection or mold testing appointment in any neighborhood listed below.
Miami Neighborhoods We Cover
Brickell (33131, 33129)
The high-rise financial district south of the Miami River, one of the areas where AC condensation and building age matter most for older towers.
Downtown Miami (33130)
A mix of 1980s-90s high-rise condo towers and newer construction along Flagler Street, with low-lying blocks near Biscayne Bay that see the same drainage pressure pushing moisture into ground-floor units and parking garages.
Wynwood (33127)
Mostly older masonry warehouses converted into galleries, retail, and loft residences — flat industrial roofs are more prone to ponding and slow leaks than a typical pitched residential roof.
Coconut Grove (33133)
Miami’s older waterfront neighborhood, with housing stock that skews older than much of the rest of the city.
Little Havana (33135)
Housing stock along and around Calle Ocho skews older, mostly single-family and small multi-family buildings built from the 1920s through the 1960s — aging roofs and window seals are a common entry point for moisture in a home this age.
Government Center and the Downtown Civic District (33128)
Some of Miami’s oldest civic buildings sit alongside newer residential towers going up in the surrounding Downtown Civic District along the Miami River — we inspect the same way regardless of a building’s age.
Getting to You
We work across the Palmetto Expressway corridor and along US-1, covering both the coastal condo corridor near Biscayne Bay and the inland single-family neighborhoods further from the water.
We also serve the surrounding communities of Coral Gables and Key Biscayne, along with greater Miami-Dade County. Call or text to confirm same-day availability for your specific address.

Licensed, Insured, and Answerable to the State of Florida
Florida requires a state issued Mold Assessor license for anyone evaluating mold growth over 10 square feet, separate from general contractor or home inspector licensing. That is not marketing language, it is a real, checkable credential. Our license number is posted on this site and you can verify it yourself anytime through Florida’s DBPR license lookup at MyFloridaLicense.com. We would rather you check than take our word for it.
State-Licensed
Mold Assessor licensed by the State of Florida, verifiable through MyFloridaLicense.com.
Insured
We carry insurance so you are covered if anything goes wrong during a visit, not just our word that we do.
Independent
We inspect and test. We do not perform remediation ourselves, so there is no upsell built into the report.
Independent mold inspection and lab verified testing for Miami-Dade.
